Hartman Spiller restored the existing architecture at 3750 on Grand to create a newly adapted residential townhouse connected to the multi-family residential tower. The Design team found light fixtures and iron rails to complement the historic facade

  • The two amenity wings of the historic stone church were preserved, as well as the central courtyard opening to Grand Avenue. The salvaged and remodeled west wing of the existing church became a fitness center, an event room, a library/game room, catering kitchen, and two guest suites. A central parking garage housing 64 cars forms a podium elevating the 6 housing floors 30 feet above the site and creating 20’ south-facing terraces with freestanding pergolas and potted gardens for 3rd floor unit enhancements.

    3750 on Grand units range from 1,200 square foot apartments to over 6,000 square foot multi-floor penthouse apartments. The project also raised the bar for $/square foot residential sales prices in Des Moines, with median values topping $600/square foot. All 37 highly customized units sold during the design development phase, with a current waiting list of potential buyers should units come on the market in the future.
